Ensure building and grounds are kept clean, orderly, and safe for use by employees and guests. Provide services to employees, as needed, to ensure a positive working environment. Independently complete assigned duties for building and grounds maintenance, including proper maintenance of building and grounds equipment. Assist with responsibilities in specialized areas, such as electronic, HVAC, or plumbing, under the guidance of project leaders (manager, specialist, and/or vendor). Ensure compliance with local, state, and federal regulations and safety and environmental standards when completing all assigned tasks.
Building maintenance to include:
• Install, adjust, and maintain employee workstations and office equipment.
• Test and maintain building security systems, fire protection equipment, HVAC equipment, and electrical systems.
• Work with team members and/or subcontractors on building-related repairs.
• Update building system drawings and assist in the maintenance of facilities management software.
• Maintain and repair office and kitchen equipment as needed.
Grounds maintenance to include:
• Snow removal and spreading of salt to maintain safe sidewalks, walkways, and/or driveways.
• Lawn mowing and general landscaping tasks.
• Operate, maintain, and repair grounds-keeping equipment, such as dump truck, lawn mower, Bobcat, etc.
• Repair and clean driveway and parking lot.
• Maintain and repair lawn sprinkler system.
Office supplies and warehousing to include:
• Operate forklift to assist with:
• Retrieval of warehouse materials.
• Storage, retrieval, and delivery of supplies, records, materials, and other stored items.
• Load and unload warehouse items as needed.
• Maintenance of warehouse cleanliness, order, and established inventory processes.
• Ensure documents destruction material is secure and appropriately handled during transportation.
Additional responsibilities including, but not limited to:
• Assist with mail runs to post office, delivery of office supplies, and other internal/external delivery duties as needed.
• Interact with employees and supervisors for individual requests, including workstation setups, ergonomics, and deliveries.
• Interact with subcontractors, vendors, suppliers, guests, and visitors in a professional and courteous manner.
• Operate/maintain and respond to service requests in our service ticketing software.
• Operate/maintain the building automation software. Operate/maintain space management software.
• As necessary, increase education, experience, and assist with specialized duties in the following areas: electrical, plumbing, and HVAC.
• Adhere to established processes and carryout regularly scheduled maintenance responsibilities independently and as part of a team.
• Swiftly handle or assist with breakdowns for all building and grounds issues, including quickly responding to after-hours, on-call issues, and emergencies.
• High school diploma or equivalent.
• Postsecondary education in maintenance/facilities areas desirable.
• Three to five years of experience in maintenance/facilities desirable.
• Necessary knowledge and abilities:
• General knowledge and expertise in maintenance facilities.
• Ability to perform basic computer functions.
• Knowledge of AutoCAD helpful.
• Ability to operate grounds-keeping equipment.
• Ability to operate forklift.
• Ability to climb ladders.
• Ability to lift 50 pounds.
• By the end of six months, the employee must be able to function with minimum supervision in all areas of responsibility, along with meeting the specific requirements below:
• Pass an Occupational Safety and Health Administration (OSHA) forklift operator test.
• Have an understanding of the building heating, ventilation, and air conditioning (HVAC) system and fire protection system.
• Able to operate the grounds-keeping equipment.
• Additional items:
• Must have and maintain a valid driver's license in good standing.
• Must be 18 years of age to operate power equipment.
• Must be able to work a 40-hour workweek and weekends as necessary.
• Must be able to be "on call" for building emergencies and snow removal on a rotational basis.
